Leasing Responsibilities:

1) Preparing the Property: We make sure the property is visually appealing and in perfect working order before showing it to potential tenants.

2) Marketing the Property: We help prepare listings for the property on services such as the MLS, Craigslist, and other high traffic internet advertising sites.

3) Administering Showings: Our licensed broker will show the property and make sure interest is generated from high quality potential tenants.

4) Handling and Screening Applications: We make sure to receive fully completed applications from qualified applicants and run all of the necessary credit checks, checking FICO scores, obtaining bank stubs, and other means to determine eligibility.

5) Decision: We make a final determination along with you, the owner, as to who we think is best qualified to live in your property.

6) Move In/Move Out Inspection: We want to be able to document how the property looked before and after move in along with you, the owner, as well as the new tenant. A detailed report including photos will be completed and filed for reference.

Management Responsibilities:

1) Rent Collection: We make a point of collecting rent from tenants on a monthly basis and on time. Any complications are handled by us, so that you, the owner, won’t have to worry about dealing with late payments from problem tenants as often as you would without a property manager.

2) Legal Posting: We will post various notices on tenant doors including 24 Notices for Entry/Inspection, etc.

3) Property Maintenance: We make sure the property looks as desirable as possible by performing all necessary cosmetic touch ups, handling maintenance issues, going ahead with improvements based on the owner’s recommendations. We use qualified and insured vendors and professionals, or we can use the professionals that you, the owner, currently work with.

4) Property Inspection: We will perform routine property inspections on an as-needed basis. A full detailed report with photos will accompany all inspections.

5) Accounting: We will provide full accounting every month as well as provide full yearly financial statements for the owner.

6) Eviction: Although this is the last resort typically, in the event that this action is needed, we will begin the eviction process to remove a problem tenant so that you, the owner, do not have to deal with this hassle.

7) Point of Contact with Owner and Tenant: Any issues that arise with the property will be handled by us. The owner and tenant may reach us at any time with any questions or concerns. Our main focus as property managers is to handle these concerns in a timely and professional manner so as not to cause any headaches.
